Avoca is a comfortable 2 hour drive from just
about anywhere in Melbourne. Travel west along the Western Highway
and proceed past the first Ballarat turnoff a further 16 kilometers
- then take the Sunraysia Highway (B220) for Avoca/Mildura.
Avoca is 60 kilometers along the Sunraysia
Highway, passing through the townships of Learmonth, Waubra, and
Lexton.

- Normally, a 50% deposit is required 2 weeks prior to stay.
- For a long weekend or special event, a deposit is required 4 weeks prior to date booked; or at time of booking to ensure availability.
- Cancelled Bookings: All monies received will be refundable up to 4 days prior to stay. No refund with cancellation notice of 3 days or less.
- All cottages have sofas that fold out to double futon if needed. There is a charge of $35.00 per extra person per night.
- Group bookings of 10 or more people requires a $500.00 security bond payable prior to the stay. This amount will be fully refunded 3 working days after the departure date upon a satisfactory inspection.
- Bookings over any long weekend, public holiday or special regional event requires a minimum stay of two nights.
- If you require breakfast, please inform us at the time of booking to ensure availability.
- All mid-week complimentary breakfasts supplied are Continental.
- BBQ facilities are available to all guests.
- Check-out time is 11.00am. Late check-out may be arranged.
- Check-in time is 3pm onwards, or earlier by request.
